Q: How do I know that the house I booked will meet my expectations?
A: Saand.com always provide accurate information. Many of our featured villas are independently reviewed by our personnel or our partners for the purpose of validating and updating our online descriptions. We gather as many recent quality pictures as we can obtain and catalog over 200 features about the property. If you have additional questions about your preferred selection please contact Guest Services at 1-973-728-7777. We also use a proprietary customer feedback system that allows us to evaluate and track what is truly important to our renters. This information is used to eliminate properties that don't meet our criteria and to properly describe those that do.
Q: I see some homes listed as Instant Confirm while others are Owner Confirm. What does that mean?
A: A villa listed as Instant Confirm means you can book online and receive immediate booking confirmation. A property listed as Owner Confirm means that before we can guarantee availability the owner has asked us to contact them first. Your reservation request will be responded to within 24 hours.
Q: How can you handle instant reservations with so many independent property owners?
A: We've built a unique reservation management system that allows us to check availability against the villa owner's property calendar. If the dates are marked as available, your order is completed instantly.
Q: What if I don't want to wait for an owner confirmation?
A: Simply choose a house listed as Instant Confirm.
Q: I've heard that double bookings can occur. What is that, and could it happen to me?
A: The likelihood of a double booking is very small. If one actually occurs you will be refunded the entire amount plus a discount on another rental as compensation. You must place your order through Guest Services to receive the discount.
Q: Do the villas require security deposits?
A: Some villas require a security deposit, which is the maximum amount that can be collected if there is report of any undue property damage. The owner must report damages to us within two days of the renter vacating the property. We attempt to negotiate a settlement, and may charge your credit card a portion or all of the deposit to reimburse the owner for the damage.
Q: Some properties indicate account reconciliation after the trip. What is that and how does that work?
A: Some villa owners have specific policies regarding handling of individual telephone or electricity usage charges. These bills are usually not reconciled until well after your trip. For your convenience, Saand.com will send you a bill itemizing the charges if there were any during your stay, and will collect the payment at that time. Other firms require a large security deposit to settle these types of charges, however this is not a Saand policy.
Q: How much of a down payment is required to hold my reservation?
A: A 50% deposit is required. The remaining balance plus applicable local taxes are due 60 days prior to departure and will be automatically billed to your credit card at which time all reservations are final.
Q: Is there any type of service charge?
A: Saand charges a nominal service fee of 4% on each order to be able to provide an outstanding service. This will enable us to continue to offer you the best possible vacation rental experience.
Q: I've never rented a villa before, how is it different from staying in a hotel?
A: Expect a little bit of the unexpected, but in a good way! Staying in a private villa is like owning your own dream house in a unique tropical setting. You will find exceptional value in terms of space and privacy as compared to hotels. Many villa owners offer a number of personal amenities and touches that you won't find anywhere else. It's a lot like being home.in a really desirable tropical setting! Almost all of our properties include full kitchens and dining rooms allowing you to choose between enjoying home cooked meals at your new vacation home or in a nearby restaurant.

A: All reservations canceled greater than sixty (60) days prior to check-in date will receive a refund of any advance payments less a 20% fee of the rent total plus any cancellation fees we are required to collect on behalf of the owner or property service up to an additional 20% of the rent total. A: Saand.com has operated since 1999 under the name SeaDreams Ltd. As part of its planned expansion into new markets the company chose a new name and incorporated in the State of Delaware in 2003. The company is headquartered in New Jersey, and currently has eight full and part time employees.
Q: How do I get the house keys? How do I get to the property?
A: Most often a property manager who will give you the keys will meet you at the airport. All the information needed to coordinate your arrival will be emailed to you upon receipt of final payment along with detailed directions to get to the property.
Q: Does Saand handle management of the properties?
A: No, each property is individually managed and maintained by the owner or a property management service. Saand helps you to find and book the properties, and also evaluate them to determine whether they qualify to be listed under the Saand brand name or not.
